This studio/loft is nestled in the trees above a panoramic bend of the San Juan river known as Cotton Hole Park. The location grants direct river access for swimming and fishing in the summer and cozy views of the alpenglow in the winter. This private entrance unit is located above the attached garage of a newly constructed main house one block off of Main St.

Low-key commercial area by day, peaceful at night, private entrance. Centrally located uptown on quiet street by wetland with birds and wildlife. Bike path goes to dining and shopping within 1/4 mile. We aim to provide a high-value, affordable way for guests to visit Pagosa Springs. The restroom and kitchen could be minimally used by us or the office tenants during the normal working hours on weekdays, but generally is 98% yours.
