The Summer House (15 mins to LGW / Secure Parking)

Located in the beautiful Sussex village of Balcombe is this wonderful modern cosy Summer House. Set within large gardens of a gated house the private Summer House sits alone in an Area of Outstanding Natural Beauty overlooking fields and woodland. We are ideal for business stays, airport stopovers or anyone looking for a peaceful retreat. Ideally located in the countryside and only 15 minutes from Gatwick we are also able to offer secure gated parking whilst you are away on your holidays.

The Bothy

Cosy bespoke cabin set on the edge of woodland. Nicely secluded without being completely off the beaten track. The ideal getaway for a romantic break, some country magic - nights by the fire and local woodland walks. Snuggle up with a blanket around the fire pit during the summer months, or relax inside by the wood-burner with a good book. WiFi is also available. However, please note that due to the location through the woods, access isn’t suitable for all age groups. N.B The path is unlit.

Ecopod plus day summerhouse and street parking

Our unique Ecopod was handcrafted in Wales, it is beautifully insulated with sheep wool and has a lovely smell of wood. The large double glazing doors allow you to make the most of sunlight, you are in the sunniest spot of the garden! The village has everything you need, four independent coffee shops, one bakery and two supermarkets. Further down you have the beautiful Hurstpierpoint, Ditchiling and Lewes, if you fancy more action, Brighton is 10 minutes away. FULLY HEATED for colder days.

Comfy and cosy hut in stunning private location

The shepherd's hut is located in a private and peaceful spot on our smallholding, on the outskirts of the South Downs National Park. The hut has great amenities and is heated. It has great access to footpaths and local shops and pubs. We are fortunate enough to have some wonderful wildlife here, including deer, birds of prey and woodpeckers. As well as our rare breed sheep and pigs. Issy is a land agent and Geoff is a tree surgeon, so we have a keen interest in nature and the environment.

Enjoy a stay in the heart of the South Downs surrounded by nature. Whether you want a break away from the rush of everyday life, or a peaceful place to work from. Our cosy container is a beautiful sun trap, attached to our family racing yard. You’re in the perfect location for business or pleasure. footpaths a short walk away. The bottom of the downs a five minute drive and a handful of pubs all within a 5mile radius. Plumpton station a 2 minute drive you can be in London within the hour.

The Garden Room

The annex is a detached building with a key safe and separate entrance situated in a very quiet part of the historic county town of Lewes. There is very little passing traffic and as we’re on the outskirts it’s about a 20 mins walk to the centre of the town but are very close to the South Downs, a 5 minute walk away and the gateway to the South Down way and the National Park. (Smoking only allowed outside) Close to Brighton and good access to public transport and a main line to London.

Cabin in the Woods

Self-contained oak cabin with double bed, shower and kitchenette. Tucked in amongst the trees on the edge of woodland at the back of our semi-rural property, the cabin has a private deck area with views across the neighbour's field where sheep and horses graze. You may also see deer and rabbits and be serenaded by tawny owls in the evening. Good WiFi. Walking distance of the South of England showground, Wakehurst Place, local pubs and close to Ardingly College. Breakfast included.

Orchard Garden Cabin

We are in an area of outstanding natural beauty. There is a decking area around the cabin with a fire pit plus table and chairs for dining alfresco or just enjoy the fresh air. We are surrounded by fields located about 1 mile from the village and pubs. You can head out for a county walk right from the door step. Several National trust properties in the area. As of May 2025, we have extended the drive way to make parking easier. Guests have space for one car to park on the driveway.

Unique garden studio in the South Downs

Enjoy our purpose built garden studio in the heart of the South Downs National Park. A fully detached room, it has frosted glass for full privacy. There is a large skylight embedded in the living roof to bring in plenty of natural light. Red Kite Barn, a luxury romantic getaway, hot tub

Red Kite Barn is a charming luxury rural retreat in a recently converted oak framed barn – providing a slice of country living on modern terms. Red Kite Barn occupies a beautiful setting in the heart of the Sussex countryside in both the High Weald and an AONB. With little luxuries like under floor heating, goose down bedding and a cast iron wood burner together with a wood fired hot tub, fire pit and BBQ all within a private garden, Kite Barn is the perfect romantic getaway.

Bijoux Studio close to Eastbourne Hospital

This is a bijoux annexe complete with small double bed, kitchenette & separate bathroom. Easy access is via a side gate and key code access. There is parking on the driveway at the front of the property. The annexe is located a short walk from Eastbourne District General Hospital. The main town and seafront are just over one mile. Walking distance to nearby bakery, supermarket, fast food outlets, post office and a florist make this flat the perfect place for a short stay.

Country cabin in Domewood Private Estate

Situated close to Effingham Park, the cabin is in a private residence on a private residential estate surrounded by woodland. This detached, self contained Annexe is a stand alone cabin adjacent to our Cottage. There is a secure private entrance & ample parking. There are local Pubs/restaurants and other amenities nearby.
