Such a beautiful place! The pool was fantastic!! The house is so much better than the pictures even are!!

We enjoyed a wonderful stay over Thanksgiving with our family. The home was as advertised - the location is beautiful, even in the colder months. The large living room makes it easy to enjoy time together, and there is plenty of room for guests to spread out in bedrooms and smaller spaces.

We loved our stay at Maria’s place! We stayed two nights and wished we had booked longer. Peaceful setting, super clean, and an easy walk to Irvington where we enjoyed daily coffee and breakfast at The Local, and ate dinner at both Dredge and The Office. We brought our bikes and rented an extra from Rappahannock Outfitters (at Maria’s suggestion) and it was waiting on the porch when we arrived. Biked over to the public pickleball courts—nice outdoor courts—and then to Tides Inn where we enjoyed walking the Shoreline Trail. Spent a magical half day at Hughlett Natural Preserve! At the end of the day we loved sitting on the back screened porch—great for reading, playing games, and listening to the birds in the woods behind the cottage. Don’t miss stargazing over the meadow! Beds were super comfy and clean. We would definitely stay again!

The property was one of the most appointed listings with Airbnb we have stayed in. Exceptional beds and bedding. Exceptional bath amenities. Exceptionally equipped Kitchen. The extra things to do on property , canoe, fire pit, games in house and garage play room - you never have to leave!

Wow!! What an amazing stay! We spent the weekend here with some friends from church and three babies! The place was great for entertaining everyone and the babies had a blast hanging out in the open space of the kitchen! The kitchen was well stocked with everything we needed. The house was beautifully maintained and had super cute decor! We enjoyed the amazing views from the house and deck overlooking the water! Amy’s suggestion book was super helpful for finding niche spots to explore downtown! She was quick to respond to any questions we had throughout our stay! Hoping we can stay here again soon!!!

The home was GREAT - lovely setting - very peaceful. Barbara was a wonderful host - very proactive and communicative. We made many requests - and all were met.

My family has an amazing stay. The view never got old and it was so wonderful seeing the different colors in the sky throughout the morning and evening. We even had a double rainbow! The dock was awesome, I even jumped in the river! It was clean but a little shallow (about 4 ft at low tide I think). The pool was unreal! So clean and fun. Our family spent hours swimming and playing and laughing! Loved the screened in porch too, was so cool during the storm! Highly recommend! There isn’t a diving board on the pool that was seen in the photos and there were a few minor things that could be fixed but nothing that stopped us from having an amazing stay.

We have been going the colonies for years but it’s always tough finding a place since it’s not a hotel and is only time shares. The big companies charge a ton and lots of fees. We were lucky to find Nicholas on air bnb. All went perfect and we had a great time.

Great place, Great pool area, Great location, Great host, and great experience. We will be back.

We had a great stay at the colonies. It was a very convenient location close to lots of things to do. The pool area was super fun for all ages! The condo itself was set up nice and worked well for our group of 9
