BATHROOM The tiled bathroom features a full-width walk-in shower with powerful fixed & hand-held shower heads, A modern basin offers instant hot water, set against a full-height/full-length mirrored wall. The WC and heated towel radiator complete the picture. SITTING ROOM The front door leads directly to the living room, meaning it enjoys a natural flow to/from the private courtyard. Seating is comfortable and tables are plentiful. Warm lighting highlights walls hung with pictures, and the sash window has working shutters. Situated in a leafy crescent in up-market Merchiston this modern house has all the facilities of Bruntsfield and Morningside on the doorstep yet is only a short bus ride or scenic walk into the centre.
