We are a 15 minute drive or a short bus ride into Brighton town centre with the added bonus of a beautiful and quiet location to return home to. Directly on the East Sussex coastal path with the nearest beach access only 5 minutes walk, also a short stroll into the beautiful South Downs National Park.

The annex comprises fully equipped kitchen, bathroom, dining / lounge area with a smart tv. There is fast wifi and the space acts as a very comfortable workspace. Double bed on mezzanine (accessed via ladder) and sofa bed in lounge. Welcome breakfast, coffee, tea provided. Pets welcome and off street parking.

The local pub & village shop are just 10 minutes walk. Perfect for Glyndebourne, Charleston & Firle weddings or explore nearby towns of Lewes or Brighton.

Near Brighton (5miles), seaside, country annex

We would love to host you in our bright, modern annex building at the foot of the South Downs Way and 20 minutes by public transport to the colourful City of Brighton and it's famous beach and pier. You will have exclusive access to this extension to our home, with your own kitchen, bathroom and access to fast wifi. We are very happy to advise on where to go, eat etc, or leave you in total peace if you prefer. Our labrador is extremely greedy and very nosey, hope you like dogs!!

Beautiful barn on the South Downs Way

Beautiful barn, perfect for walkers, also great as a comfortable and spacious base for exploring the local countryside. Local cultural attractions include Glyndebourne, Drusilla's Park, South Downs Way. This spacious artist's home is located right on the South Downs Way, and it is only about an hour and a half walk to the coast at Exceat. There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

Wattlegate Cottage is a charming converted carthouse on a traditional working farm in the heart of the South Downs National Park. A peaceful retreat for couples, walkers, and cyclists, it offers modern comforts and an enclosed private garden, perfect for unwinding after a day exploring the South Downs or cycling the Downs Link Path. Just off the A27, the cottage is ideally placed for visiting Brighton, Lewes, Arundel, Steyning, and the many picturesque villages nearby.

Garden Huts B&B Caburn

Garden Huts B&B offer a unique place to stay for walkers, cyclists and those exploring the local area. Located in the picturesque village of Rodmell close to the South Downs Way and the home of Virginia Woolf. Caburn huts are two huts, one bedroom hut with a comfy double bed, seating with tea and coffee making facilities. The second is a bathroom hut with a gorgeous roll top bath. Continental breakfast is provided in the morning.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
