Our cosy space offers tiny living with luxury. We are confident that our small yet mighty space will meet your needs offering a comfy double bed, shower room, snuggly sofa and a fully fitted kitchen and inspire you on what can be created in a small space. Our cosy space is a renovated garage situated next to our house but you will have your own private entrance and lock safe. Parking is also available. Dogs are very welcome but please add them onto the booking as there is a charge .NO LIVE TV

Fruit Barn - boutique, luxury, secure parking.

Fruit barn is attached to the main house, but has its own entrance. It was newly built to a high spec in 2025. Beds are from Neptune and bed linen from The White Company. 1 x king bed and 2 x single beds. There can be an extra single added. Bedrooms have black out curtains. There isn’t a cooker but there is a microwave, a Dualit toaster, kettle, Nespresso & small fridge. There is a fabulous pub in the village - The Bell, which serves lunch and dinner. The barn is set within a 3 acre garden

The West Wing 1616 in Northants

Stay in a fully self-contained wing of our beautiful historic Grade 2 listed family home dating back to 1616 and mentioned in Pevsner’s Guide. Arranged over 2 floors and with a separate entrance, you have your own kitchen and living room with space for up to 6 guests in 3 bedrooms in a quiet Northamptonshire village. There is private parking and we are perfectly positioned with excellent transport links via the A14, M1 and M6 for you to head out to enjoy the lovely countryside around us.

Converted Barn overlooking fields.

Built in 1634, the Barn is on the edge of a village 5m from Market Harborough in Leicestershire. Converted in 2017, it's on our property but separate from it. Light and airy, it's one room/open plan downstairs, with areas for cooking, dining and relaxing. French doors lead out onto a pretty courtyard garden, with stone steps up to a raised area, where you can watch the sunset over the fields. Upstairs there's a well-equipped bedroom and bathroom with far reaching views over the countryside.

The Barn at Cross Lodge

Unique barn conversion in the village of Walgrave, Northamptonshire. Originally the 200 year old building housed farm animals and in 2023 it was converted into a fully furnished property with underfloor heating, bedroom, bathroom, kitchenette and large floor space that can be used as a gym. There is private parking in the courtyard area with an outdoor dining table and grapevine backdrop which captures the sun all day long making it a lovely space to relax in. Any questions please ask. We created a self catering studio apartment from our hay loft during the lockdown of 2020. In the heart of the Welland Valley in Leicestershire there are are wonderful views up the hill to Nevill Holt (home of the Nevill Holt Opera Festival) and from the sofa you will be able to watch the sun setting behind the hill. Brixworth has a long tradition of shoemaking. Cobblers Cottage was where shoes would have been made by homeworkers. The property has its own private balcony with far reaching countryside views.
